Tips to help Selling Your Lake HouseTip 1. Think like a Prospective Buyer
Your Lake home may look good and you think not a thing needs to be done, but a buyer's perspective can be completely different. Here is a few suggestions to getting the most objective view of your lake property. Have a friend of family member drive around your neighborhood, ask them to compare your property with others in terms of appearance. Do you need to add landscaping? How about some new stain for a deck? Curb appeal is a top factor. Have them walk the interior. Is everything in good working order? Any major issues such as a damaged door, or a large hole in the wall? Make a list of any potential issues. These are issues that buyers would see. Keep in mind that your Lake home will be compared against other existing homes currently on the market. If your home is in good condition and appearance, you'll be in a good position to sell your lake home at or above market value in today's real estate market. 2. Clean clutter/items inside/outside Make sure to remove any unsightly items outside such as old junk cars, deteriorating play-sets, kids toys, old projects that never got finished. Interior, make sure the dinning room was not used for storage, areas such as the garage or laundry room are actually used for either parking cars or holding laundry. Not 10 years worth of garage sale items that are stacked 8 ft high! 3. Hire a Licensed Realtor There's nothing like a local Lake House Realtor who knows the current market. Not only can they give you a major boost in exposure (MLS) they can represent your interests all the way through until the closing.
